History as Prologue...

Is the City of Sultan, quite literally,
"buying the farm" from Barclays North?

Barclays North, Inc. is taking Snohomish County by storm, a whirlwind of developments that no one can keep up with, a virtual blur on the county's demographic map -- first you see nothing, next they're optioning properties and writing designer codes to fit their financial bottom line.

DOCUMENTS:

  • Barclays North and Master Builders Association's appeal to the Growth Mgt. Hearings Board of the City's violation of certain public particiation requirements mandated by the GMA.The City reached agreement with BNI/MBA before the appeal was heard by the GMHB. (It's interesting that Bart Dalmasso & Co. didn't complain about MBA's part in filing what he and others term a "lawsuit" against the City; Brian Parry and the MBA do not "live within the city or pay taxes or vote here," a complaint they are constantly aiming at us, and others, for our participation.
  • 1999 Traffic Study performed for Monroe's The Farm: Part 1 (pages 1 thru 9) and Part 2 (pages 10 through 18)
  • Specific code revisions requested by Barclays North to enhance their bottom line:
  • 4-24-04 Tour Questions ansnwered: Information Barclays supplied to the city and the 4-24-04 bus tour participants to answer some of the questions raised during the tour. (In truth, this is a large propaganda packet touting residential development from the NAHB (National Association of Home Builders), MBA-KS (Master Builders Association of King and Snohomish Counties, and other well-funded developer groups: "Myths and Facts Regarding the Costs of Growth in Washington, and "Taxes and Fees on the Construction of a House"; also, from the NAHB (National Association of Home Builders in Washington D.C., a 50-page report prepared by the Housing Policy Department of NAHB for Master Bldrs. Assn. of King and Snohomish Counies, titled, "The Local Impact of Home Building in the Seattle, Washington [Area]" (that we're in the process of trying to obtain from MBA), and a press release from Allison Butcher, Master Builders Assn. , touting "Positive effects of new home construction"
WHAT DO WE WANT AS A COMMUNITY?
(Those of us who are already here, that is)

Do we want badly-needed, long-term and ongoing economic development income and new jobs from businesses that supply living wage jobs? OR....

New and attractive athletic/sports center built on Chain Lake Road by Barclays North.

 

New Quiznos in Monroe

(Retail businesses do NOT, as a rule, supply living wage jobs.)

OR DO WE WANT INFRASTRUCTURE-SUCKING HOUSES THAT STRETCH AS FAR AS THE EYE CAN SEE?

Acre-upon-acre of builder-ready lots in Barclays North's The Farm in Monroe are pictured below. This is what Sultan will look like at the Basin & 132nd Street, unless YOU get active in telling the city what you want and don't want in Sultan's future.

 
 

AND ACROSS THE STREET NEAR TROMBLEY (125 homes which were built several years ago that they're still trying to sell...), is the 68-unit SINCLAIR HEIGHTS, yet ANOTHER Barclays North Community under construction.

In total, B-N has well over 400 homes currently under construction. These homes will have the same safety hazards as our Basin Road, as their are no walking area for pedestrians along the Chain Lake Road, no sidewalks and no bus service (see "transportation" page for photos). This is what's called "Sprawl" and the prime reason why the Growth Management Act was needed.
