Shown above is an example of one of the City's legal posting notices to advise citizens of pending land use actions. The photo depicts the the manner in which these have been, and are currently, posted. This particualr sign was posted at the end of the seldom-traveled 124th St. S.E. dead-end that, even assuming someone made the effort to find it, was bereft of information. Legally mandated to be posted and readable from the date of notice of application completeness to approval of preliminary plat, most become unreadable, lost, damaged, covered with foilage within a few weeks' time, or are often posted across impassable culverts or behind fences.

ANDERSON FARMS (not currently "active"; also called "Grandview")

A proposed 45-unit S.F. unit and condo combination which, as of 3/01, is not active. Would have been just south of 132nd Street on Sultan Basin Road. A stop work order was placed on this property, following two successive hazardous chemical sprays to kill off indigenous wetland species, quickly followed by plowing of land. EAGLE RIDGE BUSINESS CENTER (This project died, thankfully, due to citizen participation in 2000.)

A bad idea by the city. A horrible idea for the community, this "business center" was the equivalent of a tacky convenience store. However, due to the vigilance of citizen activists, this project was stopped. The developer was forced to construct what was originally approved in the overall project, construction of three single family homes, which were eventually built. Unfortunately, each each home uses a driveway with direct access onto the Sultan Basin Road, which violates the SMC (city code) as well as the recommendations for Eagle Ridge made by Sultan's hearing examiner, circa 1998.

Another bad idea. Mayor Rowe attempted to shove this through by calling a "special" (emergency) meeting the Friday afternoon before the Memorial Day weekend to revise the size of the minimum lot required for electrical-generating plants from its current 25 acres to a single acre. (Read notice for a hearing during June 20, 2001 council meeting.)
After countless people testified against this proposal, the council wisely voted this issue to the Land Use Committee for disposition. (A "side story" to this special meeting was that it was held just prior to the meeting attended by Land Commissioner Doug Sutherland of the Dept. of Natural Resources, the purpose of which was to discuss the 600-acre proposed gravel extraction project called the Powerhouse Site. No one knew of either meeting, as they were not legally posted or noticed for their on the Friday afternoon before Memorial Day.)

(By the way, following this controversial 40-acre annexation, the city and county agreed to annex another 10 acres into the city limits on the southeast corner of York's property, without any public input or land use analysis being done.)

RAMIREZ (TWIN RIVERS ESTATES) Nestled between a flooding river, the BNSF railroad tracks, a foundry for a neighbor (who has already warned the City of the negative effects they produce) and pedestrian "access" along nonconforming sidewalks 1/2 mile from the closest bus stop through a gritty industrial park, this plat faces some real challenges.

Sky Valley Estates Subdivision (affordable housing) at 6th and Date St.

We requested a copy of this file and the reason for the stop work order on this property 12/31/02. 72 days later, on 3/14/03, our public information request was fufilled (sort of). We spent 30 minutes reviewing and marking documents in the file we wished copies of, but many of the copies we wanted we did not receive, and some we didn't want were copied and given to us. Despite requests on 3/17 and 3/18 (three days before the hearing on this formal plat) for access to the file so we could compare it against what we received, the city has not complied. visit our webpage on the subject.

A 50+ unit apartment complex located in the 700-block of Fir Street has been resurrected by Eagle Ridge developer Craig Morrison. (It "died" in 2000/01).

UPDATED 5/2/2005: The Sultan Downs' project failed. Craig Morrison reconfigured it and it was eventually approved in early 2005, as a 20-unit S.F. home development titled "Stratford Place." Hearing Examiner Galt's decision, in Acrobat (Part 1, pgs 1 thru 11, and part 2, pgs. 12 through 22)
