Project Description: The Applicant proposes to construct a 72-unit single-family residential subdivision known as the Hammer Planned Unit Development on 18.17 acres of a 33.94 acre site within the PUD-Single Family (PUD-SF) overlay zone. The current zoning of the 33.94 acre site is 18.17 acres in Moderate Development (MD) Residential with the remainder of the site, 15.76 acres, zoned Economic Development (ED) which will be developed at a later date. The property is located immediately south of the Sky Harbor Subdivision (terminus of Cedar Court and Dogwood Court) and adjacent to and north of State Route 2. The Development will provide public streets, landscaping, recreation facilities, water, sewer, and storm water facilities.
